Buying your first home is a big milestone, and it doesn’t have to feel overwhelming.
I love helping first-time buyers move forward with clarity and confidence. Because the process is new, I take the time to sit down with you, walk through every step and answer every question along the way, so nothing feels rushed or confusing.
From knowing your numbers and understanding the programs available to you, to finding the right neighbourhood, writing a strong offer and getting your keys, I’ll guide you the whole way. No pressure, just a clear plan built around your budget, your timeline and the life you’re building.
KEY SERVICES FOR FIRST TIME HOME BUYERS
01
Budget & Pre-Approval Guidance
Before you fall in love with a home, I’ll help you understand your numbers: your down payment, closing costs and a monthly payment that feels comfortable, not just what a lender approves. I’ll also connect you with trusted mortgage professionals.
02
First-Time Buyer Programs
From the FHSA and RRSP Home Buyers’ Plan to BC’s property transfer tax exemption and the GST rebate on new homes, I’ll help you understand what you may qualify for, so you keep more money in your pocket.
03
Personalized Home Search
I take the time to learn your must-haves, lifestyle and long-term plans, then find homes that truly fit, including condos and townhomes that make a great first step.
04
Neighbourhood Expertise
A house is where you live. A neighbourhood is how you live. I’ll help you compare schools, commutes, parks and amenities across Langley, Surrey and the Fraser Valley, so the area feels as right as the home.
05
Offer Strategy & Negotiation
Whether you’re up against other buyers or the market is quieter, I’ll help you write an offer that’s strong and still comfortable for you, from price and deposit to subjects and closing dates, and negotiate on your behalf every step of the way.
06
Guidance from Offer to Keys
With a background in contracts and conveyancing, I make sure no detail gets missed. I’ll coordinate inspections, financing and your lawyer or notary, and keep you updated until the day you get your keys.
